Planning consent has just been received for the conversion of a garage into a habitable room.
Normally as long as a new facade is in character with the existing building and the street scene then it would be permitted development. However a condition within the original 1970s planning permission meant that a full planning application had to be made. The application also included an external stair to the rear so that the middle living area could connect to the garden (which is a third of a storey higher than the ground level at the rear) without going through a downstairs bedroom.
