The funder desired a roll-out programme of similar complexes throughout the UK and the developer was working on 5 other locations to follow this.

The land deal required development of a further 60 acres and Philip produced (via Kassanis+Thomas) a masterplan to cover the whole 95 acres as collateral activity to support the pre-app process.
